Stations near the green belt: Oakwood Station
In our latest video we take a look at the potential of the car park beside Oakwood Station, a site on the outskirts of London, in N14.
This site, located right next to the station, but close to a conservation area. We tested what we could get with a blend of 6 to 10-story blocks, thoughtfully positioned to enhance the area's low-density character.
Our video shows how we could get 120 homes, with a projected Gross Development Value (GDV) of £32 million and a construction cost of £17 million.
It's designed to accommodate around 180 residents, including 19 children, and maintains nearly 2,000 square metres of open space.

0:00 There's been a lot of controversy around stations tube stations, railway stations near the green belt and the amount of housing we could actually be putting in and around them.
0:12 So I'm going to have a look at awkward station which is one of these one of these stations. It's in, in, in outer London and apparently there's a big car park around it which could accommodate a lot of development.
0:26 So you can see that there's a car park there, you can see the car park and you can see the station.
0:32 It's right beside the station. It's mostly kind of have a quick look here. There's a conservation area kind of pretty nearby.
0:41 There's any there's, there's, the awkward station itself is a listed building. So quite a difficult site flooding isn't really an issue here and the heights of buildings are relatively low, I assume by having a look at this.
0:54 Let's have a look. Yeah. We're talking about kind of mostly kind of two to three story buildings. So quite a, quite a, a, a low density site, but it is a station.
1:03 It's incredibly accessible. And we'll see you in a few So what if we were to kind of draw the site here just to get an idea of the size of it and what we can actually, how many homes we could kind of realistically fit in there.
1:17 So there is the site and I think we could maybe start with with a kind of traditional kind of double a recorder block of flats, maybe kind of seven units on each floor and we can put that alone, along the street line here and the building line there.
1:33 Let's say 11 stories is probably a bit too high, maybe kind of something, I mean it is right beside the station.
1:38 So let's say something around kind of 10 stories, right? So let's have a larger 10-story block here. It's right beside the station.
1:46 We get about 313 joints per hectare. There's still a lot of space on the site that we could actually use for something.
1:52 So let's put another kind of block. Maybe, maybe this one is actually kind of a single loaded corridor block with a few less units here up against the the train line.
2:01 And we can maybe make this one again, let's say this one's only kind of six stories. So a six-story block here and a 10-story block there.
2:09 Yeah. 120 homes, a GDP of 32 million pounds, 17 million pound build cost, and a population yield of just 180 people, 19 children, about nearly 2,000 square meters of open space left on the site.
2:29 So it's an interesting site. It's crying for development given the fact that it is right beside the station incredibly accessible.
